RATES AND AVAILABILITY
Our reasonable rates vary by season and number of occupants and nights.
They typically range from $99 to $150 per night. NOTE: Rates include normal cleaning after your departure. Damages to carpet and furnishings, missing items and excessive cleaning required will incur a surcharge. Well-trained pets may be allowed for a one-time, non-refundable $25 charge per pet.*

There is normally a two-night minimum, three nights on holidays. First night deposit by check or credit
card will make your reservation.
Holidays and summer vacation periods are in highest demand. We advise
booking by September for the Christmas season and at least one month in
advance for June, July and August reservations.
Winter guests are strongly urged to bring chains or a
4-wheel-drive for most reliable access.
CONFIRMATION/PAYMENT POLICIES AND PROCEDURES (Please read before completing your booking.)
PAYMENT BY CHECK OR MONEY ORDER. We will hold a reservation for three working days after telephone reservation, pending arrival of a check or money order for minimum of one night’s deposit. If guest arrival date is one week or less from time of reservation, balance in full is due within three working days of telephone reservation. Written confirmation will be issued upon receipt of deposit/payment. After deposit has been confirmed, outstanding balance is due in full no later than three days before arrival (no later than Dec. 1 for Christmas season). Please make checks payable to Stephen Klinger, 1252 Shalem Colony Trail, Las Cruces, NM 88007. There will be a $25 charge for returned checks.
PAYMENT BY CREDIT CARD. Visa , MasterCard accepted with telephone authorization at time of reservation. Complete and accurate cardholder information required. A minimum of one night’s lodging (50% for holiday weekends) plus tax will be charged to credit card with reservation; balance will be charged up to 1 week before arrival, except during Christmas holiday season, Dec. 1-Jan.10, when payment in full will be charged by Dec. 1. Charges on credit card will appear under the closest category available (bed and breakfast).
SHARED BOOKINGS are not accepted. We will generate a duplicate invoice for guests who wish to arrange for reimbursement from other memebers of their group, but we require one responsible party for billing.
PAYMENTS on reservations cancelled fewer than 14 days before arrival date (or after Nov. 1 for Christmas season) cannot be refunded unless we rebook the dates. Other payments may be refunded subject to a 7% service charge. There can be no cash refunds or chargebacks for nights paid for and not used due to no-shows or early departure at guest's discretion, but a make-good credit may be issued in the event of illness or emergency. No cash refunds or chargebacks will be issued for forest closures, power failures, snowstorms, or stranded vehicles. TIRE CHAINS OR 4-WHEEL-DRIVE STRONGLY ADVISED DURING WINTER SEASON. (Spring Street is a gravel road.) In warm weather please do not leave doors open at night when lights are on or you will attract moths and other insects.
PAYMENT by check, money order or credit card affirms renter(s) agreement with and intention to abide by the rules, guidelines and policies described herein. Renter hereby agrees a reasonable surcharge may be added for damages beyond normal wear and tear, excessive cleaning required or missing furniture and fixtures. Please report all damages immediately to owners.
DEPARTURE: Please rinse dishes; remove used linens from bed(s) and leave with used towels in a pile. Please bag trash and leave inside cabin or dispose in a Cloudcroft dumpster. Turn down heat to 52, lock windows and doors and return keys to the same place you retrieved them.
SAFETY GUIDELINES: For your safety, do not sit or stand on tables, counters, etc. Follow instructions on wall near fireplace before attempting to light it. Do not allow small children near fireplace or on spiral staircase. Please use caution on staircase and outside decks (especially near railings). Use caution on hill to laundry room and elsewhere around cabin, especially when there is snow or ice. Guests should familiarize themselves with any fire or water restriction alerts posted in the village and obey them for their own safety as well as that of others.
